Rules and Regulations

General Site Regulations: 

The landlord will provide for lawn mowing with a 48 inch mower deck. The tenant has the ultimate responsibility to trim the lawn and keep the home free of any visible grasses along the sides of the skirting, as well as along the edges of any planted materials or decorations in the rented area provided to each home placement. 

Each home with an outside air conditioning unit requires 12 inches of non grass ground around the entire unit. 

Trees, Shrubs, and flowers may only be planted after receiving prior consent of the landlord. Your rental agreement also prohibits you from removing any plantings unless a specific separate written agreement to do so has been entered into. 

Snow removal will be provided by the landlord in the main road areas. The tenant will be responsible for providing access to their driveways, garages and shoveling to the homes.  

No fences are permitted 

Clotheslines are permitted if they are attractive and non offensive with laundry being retrieved in a timely basis. No clothing may remain on a line overnight. Clotheslines will be removed during the winter season. 

Before digging, driving rods or posts, check with the landlord for underground utilities. 

Each home must display the address clearly on the exterior of the home facing the street. preferable on the side of the home closest to the driveway. 

Permission from the landlord is required for any construction on the premises. Construction of any accessory building, structure, deck or attachment to the home must be in accordance with the local building code. If permits are required the tenant will acquire these from the city. In no case will chipboard or blandex be permitted as an exterior siding material. Any accessory structure must match the home siding.  

Outside storage of boats/snowmobile and any other seasonal item shall only be visible to other tenants during the season of use.  

All rubbish must be in proper containers in accordance with the local city ordinances and recycling regulations. At no time will garbage and rubbish be allowed to collect in any visible area. 

Window air conditions are permitted if installed with wall brackets, bracing from the ground is not an approved installation method. 

Vehicles:

Parking of 2 cars are allowed for each lot. If home owners have recreation vehicles requiring storage the landlord may be able to assist with an identified area to accommodate this need. Please see the landlord to discuss storage arrangements during winter and summer seasons. 

No on street parking is permitted. 

The speed limit is 15mph at all times for all persons including your guests. 

No unlicensed or non-operating vehicles are permitted. 

No semi-trailers are permitted in the park. 

Working on or repairing, overhauling and changing of oil is not permitted on the streets of the park but is permitted on the paved portions of each site, only if appropriate safeguards are employed to prevent oil, fuel and other pollutants from spilling onto the ground. Safety measures shall also be employed to prevent accidental injury to others. 

Signs:

For sale signs are limited to one sign per home which must be located in a window and not exceed 11 inches by 14 inches. 

No other signs except political signs will be displayed. The tenant will not use any public shared space for display of any signs. 

Rummage sales shall be conducted between the hours of 7am and 9pm. A maximum of  4 days during any one calendar year per household is permitted. Signs by the entrance should be discussed with the landlord. 

Utilities:

Tenants are responsible for winterizing the home and shall be responsible for any and all damages to the landlords equipment if freezing occurs caused by the tenant’s failure to properly winterize. 

Foreign objects including but not limited to sanitary napkins, paper towels, and other debris must not be flushed down toilets. The tenant will be responsible for unplugging and repairing sewer pipes and drains caused by foreign objects. 

Home set-up:

Skirting must be kept in good condition at all times. Good condition includes free of buckling, cracking and loose pieces. 

Home tie-downs are an option for each tenant, costs to be incurred by tenant. 

Pets:

Up to one household pet is allowed per home. Tenants have a special responsibility to maintain control over their pets so that the peaceful enjoyment of the park is maintained. At all time pets must be under the control of their owner and permitting a pet to stray into or soil another tenants lot is forbidden. There are no cages or animal runs allowed, and at no time will any animal be leashed outside without the presence of the owner. No pet droppings will be allowed at any time and failure to clean up after a pet or failure to allow unreasonable noise will be cause for eviction. 

All pets will have the proper city license and vaccinations, these are requirements of the owner.
